Our team utilizes proven methods and strict criteria to analyze, procure, stabilize, and force appreciation on value-add multifamily properties in strong markets and choice asset classes. We manage the properties from acquisition to disposition while our investors enjoy passive income on a regular basis. We target to sell each property within three to five years and return initial capital with profits to our investors.

Ohm Culpepper

Founder & Principal

Ohm Culpepper is the Founder and Principal of Jolt Equity. He began his real estate career in 2014 after serving 20 years in the United States Air Force. Ohm’s passion for real estate led to entering the single family, commercial and multifamily investment markets in 2016. Ohm is also the Broker and Owner of a local real estate firm and the co-founder of a local wholesale real estate investment company. As a real estate entrepreneur and active real estate investor he has built an extensive network of experienced investment partners and strategic advisors.


Ohm is a General Partner in 619 multifamily units worth over 82M and a Limited Partner in 1223 multifamily units worth over 163M. His portfolio is spread across 9 assets throughout Texas, Arizona, and South Carolina.


During Ohm’s Air Force career he served in multiple management/leadership roles, was responsible for multi-million dollar operational and maintenance budgets, and supported/managed hundreds of personnel. He earned numerous national accolades and service medals all the while completing multiple degrees, culminating with a B.S. in Human Resource Management (Magna Cum Laude) from Columbia Southern University.

Ohm resides in Garden Ridge, Texas with his wife, son and two dogs. During free time he enjoys boating, hunting, fishing, baseball, mountain biking, skiing, traveling and working out…basically doing all he can to keep up with his twelve year old son!

Devin Elder

Key Advisor

Devin Elder is a Real Estate Professional with a portfolio of over 4,000 multifamily units in Central Texas valued at over $400 million, and hundreds of successful investment projects including several full cycle multifamily investments completed since 2012.


Utilizing a vertically integrated approach Devin’s companies also manage over 2,100 doors with a 95% average occupancy, and have delivered double digit returns to hundreds of investor partners. He has also overseen 200 real estate renovation projects, with budgets ranging from $10K to $3 million.


Mr. Elder is the host of a weakly podcast, interviewing the top commercial real estate investment experts.Previously, Devin had a successful corporate career in Operations, IT, and Marketing roles at two of San Antonio’s largest employers, Rackspace and 3M.


Ruben Dominguez

Strategic Advisor

Ruben Dominguez is a Professional Real Estate Investor and Operational Executive with ownership of 800 units in Texas valued at over $80 million, and has completed over 50 real estate renovation projects since 2012, with budgets ranging from $10K to $1.4 million. Ruben has a proven track record of repositioning real estate assets, delivering quality tenant experience, and obtaining consistent returns to investment partners.


Ruben is co-founder of a multifamily consulting company, and a commercial real estate brokerage in Texas, with an extensive network of experienced professionals.


Previously Ruben was in executive leadership of a $3B+ technology company headquartered in San Antonio and responsible for growth of 50%+ year over year and a successful exit in 2018.

Abel Pacheco

Strategic Advisor

Abel Pacheco is a Real Estate Entrepreneur with a proven track record of repositioning properties, delivering quality renovated housing products to market, and delivering consistent returns to investment partners.


Since 2008 Abel gained vast experience in acquiring distressed properties, managing renovations, raising private capital, and management of multifamily investment assets. Abel is a sponsor in $150 million of commercial real estate across 13 syndications and 1500+ doors.


Prior to real estate investing career, Abel was a senior technology sales executive and has 20+ years of progressively complex sales execution and sales management experience. Able is the host of a weekly podcast focusing on multifamily real estate investment.
